AND HAS TO BE REBUILT JOHN SPEARMAN GETS HIS REPORT ON TILES TOTALLY WRONG

Mr Spearman,s estimate of roof covering being 2.5 times heavier was totally wrong .

You can do this test yourself anyone who disagrees with these results can carry out the test for themselves as we have the tiles

But a test showed a massive 4.6 times more weight added to the weight of the old roof = 5.6 times

Main roof - Having found two of the original roof tiles, we conducted a weight test and found the following: -

Asbestos tile 2lb 13oz = 45oz

Size 15.75 x 15.75 inches

Redland 49 tile average weight 6lb 8 oz = 104oz

Size 15 inches long

Overlap (3 inches for fixing) 1lb 8 oz = 24oz

It takes two Redland tiles to cover the same area as one asbestos tile.

Plus there is an overlap when fixing. This adds 3lb = 48oz

This brings the weight to 16lb = 256oz

This brings the roof covering at present to 5.6 times heavier or 4.6 times more weight bearing on the building after the replacing of the tiles.

We can safely say and prove in court that the roof is 4.5 times heavier than the original.

This is not including the weight of the hanging tiles which have been fitted on the dormers

Over the years, because of problems of disrepair of by the landlord and the leaseholder and please note that the council abided by the terms of the lease when serving the repair notices e.g. from the lower floor ceilings upwards were always served on the leaseholder.
